Build on the edge of the Paunsaugunt Plateau

Between ten and twenty million years ago an uplift on the larger Colorado Plateau created one of the uppermost steps in the Grand Staircase. The Paunsaugunt Plateau rises form Long Valley on the west to the Pink Cliffs of Bryce Canyon in the east. The Plateau rises to an elevation between 7,000 and 9,000 feet. The effects of the uplift and erosion have created some of the most spectacular and beautiful scenery on earth.

On the west Utah Highway 89 follows Long Valley through the communities of Hatch and Panguitch. The Sevier River meanders northward through the valley on it's 345 mile journey to Sevier Lake in West Central Utah providing some of the best fishing in the area.

Water is scarce in the state and property with access

to a premier stream like the Sevier are highly desirerable and hard to find.

This property Is located in Old Hatch Town, a short distance from the present day community of Hatch. It is located about 20 miles south of Panguitch.

The lot is located on a hill above the river.

Close enough to provide easy access, but far

above the flood plain. This .77 acre lot has an older mobile home near the top and a level pad below for new construction just below.

Power is installed and there is a well with a

seasonal water right. From the top you have

a 360 view. Take in the Pink Cliffs from the

same formation that makes up Bryce Canyon,

or miles of Long Valley. Or just sit back and

enjoy the view of the river as it passes

through the grove of trees below.

There are some very nice new homes in the area.

The road is maintained by the county up to the last few hundred feet. Use the existing trailer to camp in while you build.

Don't let this opportunity to own a rare beauty pass you by. Hunting, fishing, ATV trails, it's all here waiting for you.

$86,000
